Building and pest inspections

Guys, are we for REAL!?

…this week I have perused a number of very poor building and pest inspection reports.

I mean this was just a “professional” glance and box tick style report…but really no box was ticked at all.

Frankly, I could ask an uber driver to grab a few photos and fill in a template

I won’t name the organisation but I think you know who you are!

But, in fairness is it just me!? Or has this service generally got worse. Got more basic and of less value. Because I have noticed this before.

Whilst I get the prices aren’t huge (but you set your rates) surely inspectors should pick up obvious cracks…mould…obvious non compliance without just a few photos and a few standard statements and a LOT of disclaimers.

And yes, I know it is a visual inspections and I understand what the Australian Standard requires but if the prices aren’t enough…

In fact, I would recommend to my clients - inspectors with a premium price but who really do add value…are others with me here!?! After all, people are paying for this and not just for a piece of paper.

For context, I didn’t seek these reports myself AND for full disclosure maybe I am a bit spoilt as our legal practice at Brockhill & Usherwood Lawyers has focused on complex building disputes for many years.

We have only recently entered the conveyancing space with Torquay Lawyers and Brockhill & Usherwood Lawyers with a need for what we see as a technical focus on purchases of stand alone dwellings and apartments too.

After all, our state is riddled with defective dwellings, thanks in part to the lethargy and downright mismanagement at the Victorian Building Authority over recent years.

Anyway that’s enough about the problem, and anyone who know me, KNOWS I’m all about solutions.

• Who do you say are top pre purchase operators in the Geelong and Surf Coast areas? This would be much appreciated for our Torquay Lawyers business.

• What about top operators who specialise in pre purchase for apartments?
